Swiss tycoon to build world’s biggest ski chalet

A Swiss property tycoon whose partner is a former Miss World is planning to build the world’s biggest ski chalet in the Alps.

Developer Byron Baciocchi, 36, wants to build a lavish private mountain residence for the super-rich in the upscale resort town of Gstaad in Switzerland.

Called Chalet Oberbort, the complex will measure 7,000 square metres and consist of three interconnected buildings.

Built by Unica Capital, the tycoon’s property investment firm, it will have 11 en suite bedrooms with walk-in wardrobes and eight staff bedrooms.

Planned comforts include a 1,500 square metre “wellness sanctuary” with dual thermal pools, a Middle Eastern-style hammam steam room, alpine sauna, snow showers, a cold plunge and private treatment suites.

An entertainment wing will feature a private cinema, Formula 1 simulator, dance floor, bowling alley, wine cellar, cigar lounge and ski room.

Mr Baciocchi told The Telegraph he was targeting Gstaad for development because of its appeal with the billionaire class.

“Privacy, safety and year-round lifestyle continuity are now top priorities,” he said. “As a discreet Alpine enclave with world-class skiing and consistently strong property values, it offers exactly the kind of rare, high-quality asset today’s ultra-high-net-worth individuals are seeking.”

The chalet will be within easy reach of the Gstaad Mountain Rides ski area, as well as private airfields, Michelin-starred dining, luxury boutiques and international schools. Shops in the area include Louis Vuitton and Prada.

The chalet will be rented out for 12m to 14m Swiss francs (£11m to £13m) annually.

Mr Baciocchi expects Royal families and billionaire tech founders to be likely candidates to rent the chalet, saying there is growing demand among the super wealthy for “seasonal estates” where family can gather in the winter.

He said there was “strong” demand for luxury Alpine properties in the region, given Switzerland’s status as a hotspot for the super-rich. Works on the complex, which are already underway, are expected to complete in 2028.

The tycoon founded his first company, a construction and renovation firm, at the age of 21. In 2012, he co-founded Ultima Capital with French billionaire Max-Hervé George, his childhood friend.

The company listed on the Swiss stock exchange in 2019 before Mr Baciocchi sold his stake to a Luxembourgian investment group in 2023 in a deal worth $1.4bn (£1bn).

Unica, which Mr Baciocchi founded in 2021, has amassed a property portfolio worth £630m, including office buildings in Soho and Mayfair and a property let to the Cabinet Office in Victoria.

Mr Baciocchi’s partner is Czech model and beauty queen Krystyna Pyszková, who won Miss World in 2023. The duo welcomed a baby daughter, Aurora, in September.

Now based in Monaco, Mr Baciocchi is a keen racer, having competed in last year’s GT Winter Series with a Ferrari 296 Challenge. He plans to compete again in 2026.

In his spare time, the property tycoon is also a horse breeder, establishing a stud farm for Arabian horses in 2018. His horses have won gold medals at France’s Occitanie International Show.

As well as Gstaad, the property tycoon is also developing luxury villas and chalets in locations such as Geneva and Crans-Montana, another region of the Swiss alps.
